The Outstanding Building of the Year (TOBY) awards are the most prestigious and comprehensive program of their kind in the commercial real estate industry. These annual awards recognize exceptional tenant services, and reward excellence in building management and operations. Buildings are entered into one of fourteen available categories and all facets of a Building’s operations are thoroughly evaluated by a team of judges representing Owners, Property Managers, Engineering, and Service Providers. Buildings are judged on everything from community involvement and site management to environmental and sustainable policies.

“Please note that the BOMA 360 designation is now required for TOBY entry at the REGIONAL and INTERNATIONAL level. HOWEVER we are not requiring the 360 designation for local entry! We will not use the new International portal for local entries, instead, we will once again be accepting hard copy/pdf entries. SHOULD YOU WIN AT THE LOCAL LEVEL, and you do NOT have 360, we will strongly encourage you to move forward and attain the designation by the end of 2024. You will have the support of the TOBY committee every step of the way!”

BOMA Philadelphia hosts a local annual awards competition to recognize excellence in the commercial building management industry. The Outstanding Building Of The Year (TOBY) competition is held in conjunction with BOMA International. Winners at the local level advance to the regional competition at the BOMA Mid-Atlantic Conference and may advance to the international competition at the BOMA International Conference.
The prestigious TOBY Award is bestowed as the highest mark of excellence for building management and is the most all-inclusive program in the commercial real estate industry. All facets of a building's operations are thoroughly evaluated during the judging process by a panel comprised of industry professionals, including architects and commercial building managers.

The competition consists of three levels, beginning at the BOMA local association level. Winning entries at the local level advance to the regional level and, ultimately regional winners advance to the international level.
Each year, BOMA Philadelphia begins accepting entries in April/May, with entry remaining open until portfolio deadlines in June/July. The judging process includes review of all entries, including building tours, and occurs through July and August. The entries scoring highest in each category are recognized at the TOBY Awards Ceremony held in September.
